- The Denver vacancy rate decreased to 9.6% in Q2 2026, down 20 basis points year over year. However, negative net absorption of nearly 600,000 square feet (sf) in Q2 unwound the vacancy decline observed in Q1.
- Average asking rents decreased 2.1% year over year to $8.75 per square foot (psf). The East submarket accounted for four of the five notable leases and offers average asking rents of $7.52 psf.
- Deliveries year to date totaled about 600,000 sf, down 1.1 msf from the first two quarters of 2025. A recent completion was Evergreen Development Company’s 154,702-sf speculative project.
