Savills Appointed as Sole Agent for the Sale of a Basket of Industrial Units at Wai Yick Industrial Building

International real estate firm Savills has been appointed as the sole agent for the sale of a basket of industrial units at Wai Yick Industrial Building, No. 101 Bedford Road, Tai Kok Tsui, Kowloon ("The Property"). The Property will be sold on an “as-is” basis with existing tenancies.

Wai Yick Industrial Building is a 15-story industrial building. The Property for sale has a total gross area of approximately 27,180 square feet, comprising 12 units, with each unit measuring between 2,020 and 3,000 square feet. The floor-to-floor height is approximately 2.89 meters, and the floor loading is about 150 pounds per square foot. The units have fewer columns and large window designs, providing ample natural light and a bright, airy environment with high efficiency ratio. The building's façade refurbishment has been completed, giving it a refreshed appearance that makes it more attractive to potential tenants and clients.

The Property is located in a prime area, just a 10 to 15-minute walk to the Prince Edward and Olympic MTR stations, with several bus routes nearby providing convenient transportation. Additionally, the surrounding amenities are well-developed, with numerous restaurants and supermarkets in the vicinity to meet daily needs.

Mr. James Siu, Deputy Managing Director and Head of Kowloon at Savills Hong Kongsaid, “The Tai Kok Tsui area is considered a key redevelopment area, with the Urban Renewal Authority and several developers actively advance urban renewal. Various types of redevelopment projects are being completed, which are expected to bring more business opportunities and convenience to Tai Kok Tsui. These developments will not only enhance the overall image of the area but also attract more foot traffic and investment, further increasing its appeal and value. Currently, the Property has a 100% occupancy rate and will be sold with the existing tenancies, providing immediate returns for buyers. Additionally, as the property market is currently in a period of adjustment with significant price declines, this is an excellent opportunity for both users and investors to enter the market.”
